City-level enrichers pull open permits, unpaid permit fees, code enforcement cases, and 311 complaint history from Accela, Tyler EnerGov, ArcGIS Hub, and Socrata portals. Findings are attached to the parcel and factored into hidden-risk penalties.
Landlocked & no-legal-access detection
Parcels are checked against road network, right-of-way, and easement data to flag landlocked or no-legal-access lots. This is the single largest silent losing category in tax-deed portfolios and it is not surfaced by any competitor in the July 2026 audit.
Code violations & municipal liens
City code-enforcement portals (Miami, Fort Lauderdale, Houston, Dallas, LA, Phoenix, and more) are polled for open cases tied to the parcel. Lien-eligible cases feed the hidden-risk penalty on the deal score.
Environmental
3Wetlands & environmental screening
Parcels are screened against USFWS NWI polygons and state environmental layers (Florida DEP, Georgia DNR). We report wetland type, percent overlap, and shadow-score the deal so wetland-encumbered parcels don't blindside your bid. Environmental panel shows the source layers used.
FEMA flood zone data
We hit FEMA's National Flood Hazard Layer for every parcel and cache the flood zone, base flood elevation where available, and repeat-loss designation. Feeds the natural-hazard composite score.
Natural hazards composite scoring
The FEMA NRI feed contributes a composite hazard score by census tract. Individual perils (wildfire, hurricane, riverine flood, tornado, coastal flood, earthquake, etc.) surface on the property page and penalize the deal score when material.

1Recorder coverage — HOA, UCC, judgments
Recorder-of-deeds coverage picks up HOA liens, UCC-1 filings, and money-judgment liens by parcel and party. Auto-promotion trigger surfaces new filings on your watched parcels.

Every state's redemption statute (interest rates, penalty tiers, cure windows, deed-application windows) is modeled. Won liens surface countdowns for the exact date you can apply for a deed and alert you when the certificate is about to expire.

3Statewide bulk CAMA ingestion
We ingest the Florida Department of Revenue NAL roll statewide (67 counties), Collin CCAD (TX), Maricopa (AZ), and Pima (AZ) assessor bulk downloads. These feed owner name, assessed and market value, year built, building sqft, lot size, and legal description as a gap-fill layer under our parcel-level enrichment.

We publish the source of every field on every parcel. Zillow, Realtor, and Redfin are used for market context only, never as the record of truth. Auction pages carry a last-checked timestamp so you know how fresh the list is.
